The hotel seen from across the street in an archival black and white photograph: red brick above cast-iron balconies, striped awnings over the ground floor, two figures far down the sidewalk.

In the parlor nobody asked what you did, only what you were working on.

A GUEST, 1934

Forty-six rooms above a street that has changed around them four times over. The building has been a residence, a boarding house and a hotel, sometimes all three in the same winter, and the floors still keep the shape of every one of those arrangements.

We have kept the parts that were worth keeping — the iron stair, the transom windows, the tall shutters that fold back into the reveal — and quietly replaced the plumbing.

ROOMSSUITESLONG STAYS

THE PETITE

QUEEN BED • 200 SQ FT / 19 SQ M • COURTYARD

The smallest room we let, and the one we are least willing to change. A brass bed against the long wall, a marble washstand, one tall window onto the courtyard where the noise of the avenue arrives second-hand.

Built for one person with somewhere to be in the morning. Everything in it is within reach of the bed, which is either the point or the problem depending on the guest.

From $395

THE CORNER KING

KING BED • 420 SQ FT / 39 SQ M • TWO EXPOSURES

Windows on two walls, which in this building means light from the middle of the morning until the middle of the afternoon and a view of rooftops rather than of anyone's office. A carved headboard, a chaise in worn rose velvet, parquet under layered rugs.

The corner rooms are the ones long-stay residents held on to, and the floor plan has never quite recovered from how well they were built.

From $680

The lobby in an archival photograph: a sweeping cast-iron stair, potted palms, a long desk with brass rails and a wall of key pigeonholes behind it.

SINCE 1909

A residence first, a hotel by accident, and a working building every year in between.

DINING & BAR

BREAKFAST 7–11 • DINNER 5:30–11 • BAR UNTIL LATE

One dining room and one bar, both on the ground floor, both open to the street as well as to the house. The kitchen cooks a short menu and changes it when the market makes it change.

Residents ate here when the building was let by the month, and the room has kept that register — you can arrive alone with a book and nobody will make an occasion of it.

OPEN YEAR ROUND

Rooms are held for the night, the week and the season, in that order of preference.
